Crawl space vapor barrier replacement
That sheet of plastic on the clay is your first line of defense against ground moisture. When it fails, the whole crawl space gets wetter.
A crawl space vapor barrier is the plastic ground cover laid over the soil under the house. For Rock Hill and York County homes, replacing a torn, thin or partial cover with a heavier, continuous one is one of the most affordable ways to cut crawl space moisture. It's also one of the corrections South Carolina's wood infestation rules specifically mention.
Signs your vapor barrier has failed
- Bare red clay showing between pieces of plastic
- Holes and tears along the paths service techs take
- Water sitting on top of the plastic
- Plastic that's brittle, thin or bunched against the walls
- An inspection or CL-100 that notes a missing or damaged ground cover
What a good replacement looks like
- Covers every square foot of exposed soil
- Seams overlapped and taped
- Runs up the foundation walls and around the brick piers
- Heavy enough to crawl across without tearing
How it fits with the CL-100
South Carolina's regulation for the CL-100 wood infestation report lists a polyethylene vapor barrier over the soil as one of the ways to correct excessive moisture under a house, along with added vents or a sump and drain system for poor drainage. If your report flagged moisture and the crawl space doesn't take on water, a new ground cover may be part of the fix.
Ground cover alone, or full sealing?
A ground cover helps a vented crawl space and is the base of a sealed one. If the space stays dry and the only problem is the plastic, replacement may be enough. If there's a smell or sweating ducts, full sealing usually solves more of the problem.
What affects the cost?
- Crawl space area and height
- Material thickness
- Floor only, or walls and piers too
- Removal of old plastic and debris
- Any drainage work needed first

Common questions
Can a new vapor barrier fix a CL-100 moisture finding?
Sometimes. South Carolina's rule lists a polyethylene vapor barrier as one possible correction, but if water is getting in, drainage has to be fixed too.
Does the old plastic have to come out?
Usually. Torn or dirty plastic is removed so the new cover can lie flat and be taped properly.
Is a thicker ground cover worth it?
Thicker material holds up better when plumbers, HVAC techs and inspectors crawl across it. The contractor can explain the options.
